When is the best time to sell at SilverStar?

Unlike a Vernon house, a SilverStar property sells to people who are on the mountain. That creates two natural windows, and one tricky one.

  • Mid-winter to spring break (January to March). Buyers are skiing, walking the village and imagining next season. Ski access is visible and the snow shows off the setting. The downside: snow hides roofs, decks and landscaping, so have summer photos ready.
  • Summer (July and August). Bike park and hiking visitors are on the mountain, event weekends such as Crankworx bring crowds, and inspections are easy. It’s a strong time to reach buyers planning ahead for winter.
  • Shoulder seasons (April to June, October to mid-December). Fewer buyers on the mountain, but also less competition. Serious buyers who want to be in before ski season often shop in the fall.

If the property is rented, plan the timing around existing bookings. Buyers usually want to know which bookings they’re taking over, and a strong booking calendar can help the sale.

Mountain pre-listing checklist

  • Gather 12 months of utility bills, the latest property tax notice and insurance details.
  • Pull rental history: revenue, occupancy, bookings on the calendar and your management agreement.
  • Confirm your provincial short-term rental registration and resort association membership status.
  • Order strata documents early (Form B, minutes, depreciation report, bylaws); stratas can take time.
  • Get summer and winter photos, and show the ski route from the door.
  • Service the roof, gutters, heat cables and snow guards; buyers will ask about snow shedding.
  • Have wood stoves and fireplaces inspected, and keep the certificates.
  • List what’s included: furniture, linens, kitchenware, ski lockers, hot tub, tools. Resort buyers often ask whether a place is sold furnished, so decide early.
  • Clear the driveway and snow storage area for showings, and make access easy for buyers in ski boots.
  • If you’re not a Canadian resident for tax purposes, talk to an accountant early about CRA clearance.

Who buys at SilverStar

Most buyers are ski and bike families, second-home owners, investors looking for one of the few places near Vernon where nightly rentals are allowed, and full-time residents. Each group looks for different things. Families want bedrooms and storage; investors want the rental rules, the registry status and the numbers; full-time buyers want parking, a workshop and internet. Good marketing speaks to the right one.
