The best SilverStar area for the way you’ll use it

The right area depends less on the view than on who will use the place, how you ski and whether you plan to rent. Here is Sean’s guide by lifestyle. It’s an informed opinion, not a rule.

Most SilverStar buyers start by picking a price and a view. The owners who end up happiest start with three questions instead: who will be using the place and when, how much ski access is worth to them, and whether renting is part of the plan. Answer those and the area usually picks itself. The notes below are Sean’s reading of the public facts for each area. Individual buildings and stratas vary, so treat this as a starting point.

Ski families with school-age kids

First look: The Knoll. Also consider: the Village.

The Knoll was built as a family neighbourhood and still works that way. It’s established, the roads are paved and lit year-round, and Tube Town and the skating on Brewer’s Pond are close enough that older kids can go on their own. Many homes are ski-in/ski-out near the Silver Queen and Silver Woods chairs. Suites are permitted, which gives grandparents or a nanny their own space, or helps cover costs when you rent the suite out.

The Village is the alternative if you’d rather trade space for convenience. A two- or three-bedroom condo or townhome near Main Street means kids can walk to ski lessons, the tube park and the gondola, and no one has to drive all weekend. The trade-offs are less storage, strata rules and more noise on busy weeks.

Watch for: steep driveways and stairs on sloped Knoll lots, and a realistic mudroom and ski storage plan. Ask how the home handles wet gear for a family of five.

Investors and nightly rental owners

First look: Village condos and hotel condos, or The Ridge. Also consider: Alpine Meadows.

Guests want to walk to dinner and the lifts, which is why Village units tend to be the easiest to rent (that’s our view; no one publishes SilverStar occupancy data). Hotel condos with an on-site rental program are the most hands-off option, though the rental agreement may limit your personal use and take a large share of revenue.

The Ridge suits investors who want control. Short-term rentals are allowed with no mandatory rental management, so you can choose a local manager or self-manage. Homes are newer and the views sell. There are no legal suites, and you pay an annual road and ski-bridge fee.

Alpine Meadows gets strong demand thanks to direct ski access, but rentals must go through SilverStar Central Reservations. That’s convenient but less flexible, and management fees reduce net income.

Watch for: the provincial short-term rental registry ($450 a year when you don’t live on the property), resort association membership for owners who rent, strata bylaws and the five-sleeping-unit cap in the zoning bylaw. Run your own figures in the rental income estimator.

Second-home skiers who want to ski to the door

First look: Alpine Meadows or The Ridge.

If clicking in at your door is the whole point, these two areas deliver it most reliably. Alpine Meadows has direct access to Christmas Bowl and the Alpine Meadows chair. The Ridge connects through the Alpine Meadows, Silver Queen and Split Decision chairs, the Chris Cross run and the Attridge Run Out, with two skier bridges over the road. Both are newer, built after the 2004 bylaws, so the rules are clear. Read ski-in/ski-out explained before you pay for the label.

Watch for: early-season snow depth on connector runs, and which way you ski home. Ski-in and ski-out are not always the same route.

Full-time residents and remote workers

First look: single-family homes in The Knoll or The Ridge. Also consider: Silver Star Road acreages.

Living on the mountain year-round needs space: a garage or covered parking, a workshop or office, storage for summer and winter gear, and room for snow. Knoll and Ridge houses give you that. Silver Star Road acreages add land and privacy and cut the drive to Vernon, at the cost of driving up to ski.

Watch for: internet options at the exact address (check provider lookups and ask about fixed wireless and satellite), the daily drive, and how school transportation works for your address. School District 22 serves the area, and families should confirm catchment and busing with SD22 Transportation at 250-542-3331. More on this in full-time mountain living.

Character and heritage lovers

First look: Cabin Colony.

Cabin Colony’s arch-rafter chalets and Craftsman-style cottages date from the resort’s earliest days, on heavily treed lots about two minutes from the Village. There are only 35 lots, so listings are scarce. Budget for updates: older roofs, insulation and foundations are common issues, and the steep lots make additions expensive.

Space, privacy and toys

First look: acreages on Silver Star Road, such as Tamarack Estates.

If you want a shop, a garden, a sled trailer and no neighbours in view, look below the resort. You drive up to ski. Check water source, septic, hydro and internet parcel by parcel, and check whether the parcel is inside the mapped resort area if short-term renting matters to you. Summer-first owners: bikers, hikers and Nordic skiers

First look: the Village or The Knoll.

SilverStar’s summer is its secret weapon: a bike park described as Canada’s second largest, about 70 km of cross-country trails, wildflower hikes and gondola sightseeing. The Village puts you at the Comet Express and gondola. In winter, Nordic skiers get access to about 105 km of connected trails with Sovereign Lake, and the Village and Knoll are well placed for trailheads.
