Village areas

Five neighbourhoods, five very different ways to own

SilverStar looks like one colourful village, but the rules change from street to street. Alpine Meadows makes you rent through Central Reservations; The Ridge lets you pick your own manager but doesn’t allow suites; The Knoll allows suites. Here’s the short version.   • Mid-mountain core

    The Village

    Condos, townhomes, hotel condos and original mountain homes around the vehicle-free Main Street. Walk to the gondola, the pubs and the shops.

    Cabin Colony

    The original cabin area: arch-rafter chalets and Craftsman-style cottages on steep, treed lots about two minutes’ walk from the Village.

    The Knoll

    About 190 homes on the southeast ridge above the Village, with stone entrances, period streetlights and suites allowed. Close to Tube Town and Brewer’s Pond.

    Alpine Meadows

    A bare-land strata in the Attridge area with direct ski access to Christmas Bowl and the Alpine Meadows chair. Rentals go through Central Reservations.

    The newest area, on Purcell and Cathedral drives, with custom homes, two skier bridges, big valley views and no mandatory rental management.

    Silver Star Road acreages

    Rural parcels on the road up, for space and privacy. You drive up to ski. Check whether a parcel falls inside the mapped resort area before you plan to rent it.

Why it’s different

Four things that make SilverStar unusual to buy in

  • Short-term rentals are allowed

    SilverStar Mountain Resort is on the Province’s list of exempt mountain resort areas, so BC’s principal-residence rule for short-term rentals does not apply inside the mapped boundary. You still register with the provincial registry, and building and strata rules still apply.

    Rental rules and income estimator

  • No speculation and vacancy tax (today)

    The City of Vernon is in BC’s speculation and vacancy tax area. SilverStar, in the Regional District of North Okanagan’s rural Electoral Area C, is not currently on the list. That matters a lot to second-home owners.

    Taxes explained

  • No foreign buyers’ transfer tax

    BC’s additional 20% property transfer tax applies only in five regional districts, and the North Okanagan isn’t one of them. Federal rules on non-Canadian buyers are separate, so get legal advice if that applies to you.

  • It’s a rural area, not a town

    SilverStar is unincorporated. Zoning comes from the RDNO’s Silver Star Zoning Bylaw 1926, property tax is billed by the Province, and water comes from the RDNO’s Silver Star Water Utility. Snow storage for parking is written into the bylaw.

Where the market stands

The latest regional figures from the Association of Interior REALTORS® (July 2026) show a steady market: 1,496 sales across the Association’s area, down 2.2% from July 2025, with active listings down 7.8%. The North Okanagan condo benchmark price was $316,200, down 0.4% year over year.

No board publishes SilverStar-only prices, and a mountain chalet doesn’t behave like a Vernon condo. That’s why Sean pulls SilverStar sales from the MLS® himself. Ask for the current SilverStar sold report and he’ll send it.
